Should you decide to lease the property we will require:
Bank/Accountants Reference
Current Employment Reference
Official Photo I.D. e.g.: passport, drivers licence, Garda I.D.
P.P.S. Number
Previous Landlord Reference (if applicable)
Security Deposit (Equivalent to one months rent)
First Months Rent in advance. (Cash/Bankdraft)
References must be received and approved before signing of Lease Agreement
Lease:
The majority of our leases are for a term of one year unless otherwise agreed by the landlord. If a tenant breaks the lease by leaving the property before the lease agreement terminates then the tenant will automatically loose security deposit and may incur further charges. All new leases are subject to the terms and conditions of the Residential Tenancies Act 2004
Payment Methods:
Rents are payable monthly by standing order unless otherwise agreed prior to Lease Signing. On signing of lease agreement one month’s rent and security deposit must be paid either in cash or by bank draft.
Stamp Duty:
This is payable only on rent exceeding €19,046 per annum.
Utilities:
We assist with the transfer of Utilities into the new Tenants name. However, we can not be responsible for the reconnection of gas, as this requires the tenant to set up a direct debit for bill payment or a security deposit of €290/€300 (First Time Gas Connection/ESB Connection). NTL and Eircom should be set up by the tenant if required. We are unable to assist in this regard.
